I operate this website, zonateam.com, as Carl Chapman, a REALTOR® and Associate Broker with West USA Realty in Phoenix, Arizona. This policy explains what information the site collects, how I use it, who else handles it, and the choices you have. It applies only to this website. It doesn’t cover the websites of the MLS, my brokerage, or any other site you reach through a link here.
1. Information you give me
When you contact me. If you call, text, or email me, I receive whatever you send: typically your name, phone number, email address, and your message. The contact form on this site is run by iHomefinder; what you enter there is stored in iHomefinder’s system and passed to me so I can reply.
When you search for homes. The property search on this site is run by iHomefinder. You can browse without an account. If you register for the Property Organizer to save searches or favorite listings, or you sign up for email updates on a search or a market, iHomefinder collects your name, email address, and your search settings, and shares them with me so I can follow up.
When you request a home value. The Home Values section loads only after you accept marketing cookies in the consent banner. The Home Values feature is run by Homebot. To see the full report you enter an email address and a property address. Homebot uses that to build the report, send it to you, and send you periodic updates about that property’s estimated value. Homebot shares your email and the property address with me.
When you subscribe to a market report. If you subscribe to email updates for a city or community, iHomefinder stores your email address and the report you chose and sends the updates on my behalf.
You can stop any of these emails with the unsubscribe link in the message itself, or by asking me directly.
2. Information collected automatically
Cookies and similar tools. The site uses a small number of cookies. Some are necessary for the site to work — the cookie-consent tool’s own memory of your choice, the IDX search, and the WordPress login. Others are used only with your consent: Google Analytics, which tells me in aggregate how the site is used, and Homebot, which runs the Home Values section and may set cookies when it loads. The full list, with names, purposes, and durations, is on the Cookie Policy page and stays in sync with what’s actually running.
Server and security logs. My hosting provider, WP Engine, and the Cloudflare delivery and security service it provides in front of the site, record technical information about each request — IP address, browser type, pages requested, and timestamps — to serve pages, block abuse, and keep the site running. I don’t use these logs to identify individual visitors.
3. How I use information
I use what I collect to answer your questions, help you buy or sell a home, send the emails you asked for, keep the site working, and understand which parts of the site are useful. I don’t do outbound marketing of any kind: no marketing emails, texts, calls, or mailings, and no advertising lists. The only messages you’ll get are my replies and the updates you signed up for through the property search or Home Values.
4. Who else handles your information
I don’t sell personal information. I share it only in these situations:
- West USA Realty. I’m a licensed agent with West USA Realty. Records connected to a real estate transaction are the brokerage’s records under Arizona law, and my broker has access to them.
- Service providers. The companies that run parts of this site handle data on my behalf and only for that purpose: iHomefinder (property search, Property Organizer, contact form, market-report emails), Homebot (home-value reports, with your consent), Google (Analytics, with your consent), WPConsent (cookie-consent management), and WP Engine (hosting, including Cloudflare delivery and security). I also use ordinary email and contact-management tools to respond to inquiries. Each of these companies has its own privacy policy that governs its handling of your data.
- Legal requirements. I’ll disclose information if required by law, a subpoena, a court order, or the Arizona Department of Real Estate, or to protect the rights and safety of visitors, my brokerage, or myself.
5. Text messages and calls
I don’t send marketing texts or make marketing calls. If you text or call me, I’ll reply the same way about what you asked; you can tell me to stop at any time.
6. Cookie consent and your choices
When you first visit, a banner asks for your consent before any non-essential cookie is set. You can accept, reject, or choose by category, and change your mind later with the settings button in the corner of every page. Rejecting non-essential cookies doesn’t affect the property search or the Property Organizer. The Home Values section stays blank until you accept marketing cookies; you can do that at any time with the settings button.
You can also ask me at any time to see the information I hold about you, correct it, or delete it, and I’ll do that unless a law or a brokerage record-keeping rule requires me to keep it. Email chapman@westusa.com.
7. How long I keep information
I keep messages and contact details for as long as we’re in touch about real estate, and delete them when there’s no longer a reason to hold them. Records that are part of a real estate transaction are kept for the period Arizona law requires. Analytics data is retained on the schedule set in Google Analytics. iHomefinder and Homebot keep their own records under their own policies until you unsubscribe or ask them to delete your account.
8. Security
The site uses HTTPS everywhere and is hosted on WP Engine’s managed platform, with Cloudflare delivery and security through WP Engine. I limit who can access the site’s administration. No method of transmission or storage is completely secure, so I can’t guarantee absolute security, but I take reasonable steps to protect what you share.
9. Children
This site is for adults looking to buy or sell real estate. It isn’t directed at anyone under 18, and I don’t knowingly collect personal information from anyone under 18. If you believe a minor has provided information through the site, email me and I’ll delete it.
10. Links to other sites
The site links to the Arizona Department of Real Estate, West USA Realty, MLS listing pages, and other third-party sites. Their privacy practices are their own; this policy doesn’t apply once you leave zonateam.com
11. Changes to this policy
When I change this policy, I’ll update the dates at the top. If a change is significant — a new kind of data collected, or a new company handling it — I’ll say so here for a reasonable period after the change.
