Financing: jumbo loans and proof of funds

Many luxury purchases use jumbo financing, which typically comes with stricter documentation, reserve and appraisal requirements than a conforming loan. Cash buyers should have proof of funds ready. Either way, getting your financing lined up before you tour helps your offer compete, and some listings ask for proof of funds or a pre-approval before a private showing.

HOA rules and architectural review

Many of the Valley’s luxury communities have a master association, sub-associations and a design review committee. Exterior changes, additions, landscaping and even paint colors may need approval. If you are planning to remodel or build, review the design guidelines and CC&Rs during your due-diligence period, and treat any HOA details you read online as a starting point to confirm with the association.

Private club memberships are separate
